What Is a Shed House?

A shed house (also called a shouse, barndominium, or livable shed) is a steel-framed home that uses the same structural principles as an industrial shed - portal frame construction - but is fully fitted out as a permanent residence. The difference between a shed you store tools in and a shed house you live in comes down to one thing: building classification.

A Class 10A building is a non-habitable structure - your standard garage or farm shed. A Class 1A building is a permanent dwelling that meets the National Construction Code for habitation. Every design in our range is engineered and certified as Class 1A. How to Choose the Right Shed Home Design

Picking the right shed house plan depends on three things:

  1. How many bedrooms do you need? Our range covers 3 to 5+ bedrooms. The Noosa and Tweed suit couples or small families. The Bangaree and Freemantle suit larger families who need space.
  2. Do you need a garage or workshop? The Kyogle includes a built-in 2-car garage in the American barn design. The Bangaree has space for a workshop, stables, or machinery. Other models can add a carport. See our carport guide →
  3. What is your budget? Kit prices start at $82,900 for the Noosa. Total build cost (kit + slab + fitout) typically ranges from $250,000 to $500,000+ depending on size and finish level. That is 30–50% less than an equivalent conventional build in most regional areas.
