Climate and Engineering for Victoria

Victoria has a temperate climate with cold winters and warm summers. Insulation and thermal performance are critical. Our shed homes are designed with NatHERS 7-star energy ratings, and we specify insulation packages that meet or exceed Victorian requirements. Steel framing eliminates timber shrinkage issues common in Victoria’s temperature swings.

Building Approvals in VIC

Approval Authority: Victorian Building Authority (VBA)

Victoria requires a building permit from a registered Building Surveyor (private) or your local council. For residential shed homes (Class 1a), you will also need a planning permit from council if the land has overlays. Our kit includes full architectural drawings, engineered drawings, and NatHERS certification – everything your Building Surveyor needs.

Bushfire Ratings (BAL)

After the 2009 bushfires, Victoria has some of the strictest bushfire planning requirements in Australia. Many rural properties fall within Bushfire Management Overlay (BMO) or Wildfire Management Overlay (WMO) zones. We design to BAL 12.5 through BAL 40, with BAL FZ available. Steel framing provides a significant advantage in bushfire-rated builds.

Owner-Builders in VIC

Victoria allows owner-builders for a single dwelling. You will need to register as an Owner-Builder with the VBA and take out the required insurance. Our Base Kit and Kit Supply packages are popular with Victorian owner-builders.
