Shed and Home Under One Roof: Garage, Workshop and Living in One Building

A shed and a home under one roof is one building, not two. The garage, the workshop and the house share the frame, the roof and the engineering. Here is how our designs do it, and why it matters that the whole building is engineered as a home.

A lot of people on acreage want the same two things: somewhere to live, and somewhere for the cars, the tools, the boat or the horses. The usual answer is a house, then a shed out the back. Ours is one building that does both.

One building, engineered as a home end to end

A shed on its own is a Class 10A building, non habitable. A home is Class 1A. When a garage or workshop is joined to a home, the question that matters is what that part of the building was engineered as.

All seven of our standard designs are engineered to Class 1A as a full building. That includes the garages, the carports and the garaports. The bay where the car is parked is engineered to the same standard as the room you sleep in.

That is the part people miss. Because it is engineered as part of the home, the garage or workshop can be additional living area. The structure is already there for it. A shed that was only ever engineered as a shed does not give you that, and you cannot add certification later. I explain why in I built a shed, can I turn it into a home?

Three designs built around it

The Bangaree

A longhouse. The home runs along one line, a breezeway sits in the middle, and the rear section is left open for whatever your land needs: horse stables, a workshop, a home gym or a double garage. One roofline from end to end. See the Bangaree.

The Kyogle

Our American barn design, with a garage for two cars and a workshop built into the home. See the Kyogle.

The Fremantle

Our largest design, with a built in garage bay for boats, cars or recreational gear. See the Fremantle.

The other designs can have a garage, carport or garaport designed to match, engineered the same way. If you want the cars under a roof without walls, read carports attached to shed homes.

Why one building instead of two

  • One design, one set of drawings and engineering for the whole building, done in the same order as any home: architecture, then engineering, then energy.
  • The space can change as your life does. Today it is a garage or a stable. Because it is engineered as part of the home, it can be additional living area.

What it costs

Every model page carries its kit price. For a size of your own, here is our rate per square metre, including a line for a workshop or breezeway wing.

Style of shed homeBase kitComplete kit supply
Single level barn style$340 to $420 /m²$430 to $530 /m²
Single level with a workshop or breezeway wing$380 to $400 /m²$440 to $460 /m²
Two storey$380 to $440 /m²$470 to $530 /m²

How to use these rates. Measure the total floor area under the roof, including verandas, then multiply by the rate for the style you like. Our own models work out between these numbers, so use our measurements as a guide: a 198m² barn style, a 280m² barn style with big verandas, or a 292m² two storey. Base kit is the structural shell and engineering. Complete kit supply adds windows, insulation, drawings and NatHERS. Internal lining and fit out are never part of a kit.

These are a guide, not a quote. Your real number depends on your block, your wind region, bushfire rating and what your council asks for, which is why we price against a full site address. Send us the address and a pin and you get a real figure instead of a rate.

The kit price is the only number we commit to. For the slab, trades and fit out, see how much does a shed home cost.

Where to start

Start with the design closest to what you want and change it in the 3D designer. Then send it through for review with your site address.
