If you run a trade business, a fabrication shop, or any operation that needs both hands-on workspace and admin space, you’ve probably considered building a shed with an office inside it. One structure, two functions, one slab, one build.
It’s one of the smartest uses of a steel frame kit. Here’s how to make it work.
The Layout: Workshop One Side, Office the Other
The simplest approach is a straight split. Workshop occupies the larger portion — typically 60–70% of the floor area — with the office section partitioned off on one end. Internal wall between the two, separate entries for each, and shared services (electrical, water) running through common conduit.
Variations include:
- L-shape office: Office wraps around one corner of the workshop, giving you a front-facing reception and a side office with workshop views.
- Mezzanine office: Office built on a mezzanine above the workshop floor. Uses vertical space, keeps the full ground floor for workspace. Works well with high-ceiling portal frames.
- End-to-end split: Office at the front (street-facing, professional entrance), workshop at the rear (roller door access, loading). Clean separation for client-facing businesses.
Noise Management
This is the question everyone asks: how do you keep workshop noise out of the office?
The answer is construction detail:
- Internal wall: Insulated stud wall with acoustic-rated plasterboard on both sides. STC 45+ is achievable with standard materials.
- Sealed penetrations: Every pipe, conduit, and cable that passes through the wall is a noise path. Seal them properly.
- Separate HVAC: Don’t share ductwork between workshop and office. Ducts transmit noise. Run separate systems.
- Door choice: A solid-core door between workshop and office makes a measurable difference over a hollow-core door.
You won’t get recording-studio silence, but you can absolutely take a phone call while someone runs an angle grinder next door.
Separate Entries
This is non-negotiable for most operations. Your clients walk in the office door. Your materials come in the workshop roller door. The two paths don’t cross.
From a council perspective, separate entries also simplify your building classification. The office section is classified and finished to its standard; the workshop section to its standard. Clean, straightforward, and easier to approve.
Services
Electrical: Workshop and office on separate circuits. Workshop needs 3-phase for heavy equipment; office needs standard power and data. One main switchboard, two sub-boards.
Plumbing: Bathroom and kitchenette in the office section. Workshop sink or wash bay if needed. All on the same water main.
Air conditioning: Office section gets split-system AC. Workshop gets ventilation — exhaust fans, louvres, and natural airflow through the portal frame roof space.
