Shed Homes Australia - Steel Frame Kit Home Exterior

Shed Home vs Barndominium: What’s the Difference in Australia?

If you’ve been researching steel frame homes in Australia, you’ve probably come across both “shed home” and “barndominium” (or “barndo”). They sound like different products, but in Australia, they’re the same thing: a Class 1A residential dwelling built on a portal steel frame with COLORBOND® cladding.

The terminology comes from different places, but the engineering, the materials, and the build process are identical. Here’s what you need to know.

Where the Names Come From

Shed home (also called a shouse) is the Australian term. It describes the construction method: a home built using the same portal steel frame system used in agricultural and commercial sheds. The “shed” refers to the frame type, not the quality or finish of the home.

Barndominium is the American term. It originally described converted barns in rural Texas and the US Midwest. In Australia, the word has gained traction through social media and US-based content, but it refers to the same product: a steel-framed residential building.

Same Engineering, Same Materials

Whether you call it a shed home, shouse, barndominium, or residential shed, the structural package is the same:

Completed shed home exterior
Same steel frame engineering whether you call it a shed home or a barndominium
  • Portal steel frame engineered to Australian Standards
  • COLORBOND® steel roofing and wall cladding
  • Full structural engineering for the kit and slab design
  • Engineered for your specific site: wind region, soil class, BAL rating, and flood overlays
  • Class 1A residential classification under the National Construction Code

The only difference is the name. The plans, the approvals process, the kit supply, and the build method are all identical.

Why the Confusion?

Most of the barndominium content online comes from the United States, where building codes, materials, and construction methods are different. American barndominiums often use timber framing, different cladding systems, and follow US building codes.

In Australia, our steel frame kit homes are engineered specifically for Australian conditions: cyclonic wind regions, bushfire zones, and the National Construction Code. The American content doesn’t apply here, but the word “barndominium” has caught on because it describes the concept well: a barn-style building you live in.

Can You Get a Barndominium Approved by Council?

Yes. Because the product is a Class 1A residential dwelling that meets the National Construction Code, it goes through the same approval process as any other home. The word “barndominium” doesn’t appear on any council form. Your application is for a residential dwelling, and the engineering package is designed to meet those requirements.

If you’re unsure about your local council’s requirements, read our guide to building approvals by state.

The Owner Builder Advantage

Most shed home and barndominium builds in Australia are managed by owner builders. This is the key to the cost savings. By managing your own project and coordinating trades directly, you eliminate the builder’s margin (typically 15 to 25 percent) and maintain full control over materials and finishes.

Shed Homes supplies kits and arranges build to lockup where we have installation network coverage. We do not offer turnkey or full-build contracts.

Bottom Line

Shed home, shouse, barndominium: same product, different names. In Australia, they’re all Class 1A steel frame kit homes built with COLORBOND® cladding, fully engineered for your site, and approved through the same council process as any other home.

Whatever you call it, the cost advantage is real. The Australian industry average for a traditional turnkey build is $2,500 per square metre. Our shed home kits start from $82,900, and owner-builders save between 36% and 42% compared to that traditional benchmark.
